There are two options to obtain a residence visa in Dubai for businessmen or their family members: buying a property and registering a company.

What are the property requirements in the Emirate of Dubai to obtain a residence visa?

  • The property must be residential and recently commercial.
    Only residential property will get you a residency visa.
  • Buying a freehold property in an area defined and authorized by the Emirate for non-citizens.
  • The purchase price should not be less than 1 million dirhams or USD 272,294 approximately. However, if the property is acquired by more than one buyer, the value of each buyer’s interest must not be less than 1 million dirhams. If there are 2 or more properties acquired or each with a value of less than 1 million dirhams, if the sum of the value of these properties is equal to or greater than 1 million dirhams, the visa can be obtained.
  • It is mandatory that the construction is completed.
    Units that are still under construction, regardless of their final value after construction, do not give the right to receive a residence visa until the construction is completed.

How long is this type of visa valid?

The visa issued on the basis of real estate ownership is valid for two years, with the possibility of renewal.

The following documents are required to obtain this type of visa:

  • Title deed
  • Sales and purchase contract
  • Copy of the passport of the owner of the property
  • Copy of the current visa (tourist or visit)
  • 2 Photographs (passport size)

The validity of the visa related to the acquired property is two years.

The validity of the property-related visa does not give the right to work in the UAE.

How to obtain a residence visa by purchasing a property and what is the procedure?

There are two options.

Option 1 – This requires a number of steps to complete and a fairly long stay in the UAE.

The procedure is not very complicated however you will need to collect forms, fill them in, present various supporting documents, know the filing locations, know all the regulations to be made and of course how to proceed with all the following steps, such as the medical check-up and the presentation of the documents for obtaining the Emirates identity card.
